Finding Motivated Sellers
It sometimes can be challenging to find motivated sellers as an investor. Investors face a multitude of challenges these days considering the soft housing market and tighter lending requirements.
Thanks to a sagging economy finding motivated sellers is not difficult. Truth be told, there simply is not. But how do you find them?
I think you’ll find that one of the most powerful resources for finding motivated sellers is the internet. If you look around even a little you’ll find plenty of services offering motivate seller lead lists. I’m insinuating a thorough internet presence that the owner has exclusive access to. In a nutshell, a website that you control that feeds you motivated sellers.
How should you put such a solution into action? A timeless web design is where it all starts. It must show your business as legitmate and able to solve the problems of motivated sellers. It should prove that you have the knowledge to solve the visitors problem. You’ll want to use convincing copy writing techniques to convince your visitors to want to contact you. It should contain avenues for them to submit their property details and contact information to you.
The first step is to create an excellent visual design or pay a graphic designer to do it for you. Or you can get a pre-designed template and make some modifications to it. If you modify an existing template or construct something from the ground up will take some programming and design skills. Paying someone to do it will obviously take capital. You need to make the decision about what your time is worth. Do you want to make yourself worth $20 an hour in developing the solution yourself? Do you have time on your hands and not much money?
Don’t forget as many testimonials as you can get. If you’ve been using any sort of credibility kit when you meet with sellers just transfer it online. Streaming audio testimonials are very effective if you have them. You may also want to put some streaming audio testimonials. Happy customers have proven, time and time again, to be the most persuasive part of sales.
Implement compelling copy to induce your visitors to submit their information. It’s no secret that Dan Kennedy is a great person to emulate when writing your copy. He’s a true pro when it comes to writing copy. You’ll get some excellent ideas if you buy his book, The Ultimate Sales Letter, and read it through. Construct each page of the site with compelling copy and a great call to action.
Perhaps the most important step is putting plenty of lead generators on the pages. These are online forms that your visitors complete. Use the form fields to acquire the visitor’s property details and contact information. Storing the data is vital and it will be necessary to do some minor programming to connect the form fields to the database.
The last trick is driving traffic to the site. Ads on Yahoo, Google and MSN can be an effective way to do this. You can do this with pay-per-click (PPC) advertising or use Search Engine Optimization (SEO) to get your site ranked. After you are getting visitors you may want to tweak your content to make it better. If you’re not getting as many leads as you would expect simply tweak your copy and/or rearrange the layout and test. Increasing your conversions can be accomplished by using squeeze and landing pages.
After establishing a superior site and implementing PPC and SEO strategies you’re sure to be raking in a slew of motivate sellers and increasing your bottom line.
